This is a unique opportunity to acquire a 33.23 acres (13.45 hectares) freehold site which forms the major landholding in the comprehensive development at Amen Corner totalling some 81acres (33 hectares).
A planning application will shortly be submitted in accordance with extensive discussions over the last 18 months with Bracknell Forest Council for outline planning permission with master plan and means of access approved. The application site (shown edged blue on the aerial photo above), promoted on a consortium basis, includes the subject site, land zoned for non-residential purposes together with land owned by third parties.
Following receipt of planning permission, the subject site will be capable of development to provide approx. 306 residential dwellings (primarily houses) out of a total Allocated Plan of 725 homes.
We are accordingly inviting proposals for the purchase of the site conditional upon securing the resulting planning consent and associated planning agreements.
Our client now wishes to identify a party with sufficient experience of development of this quantum, and with appropriate expertise, to contract to purchase.
Amen Corner is located to the south of the B3408 in Binfield and east of the A329(M) Berkshire Way, 10 miles from Reading and 39 miles from Central London.
The site sits prominently fronting the B3408 and is adjacent to the Coppid Beech Hotel, John Nike Leisure Centre (ski slope and ice rink) and the commercial centre which is home to companies including Hewlett Packard and Dell.
Junction 10 of the M4 is approximately 3.5 miles from the site and Heathrow some 25 miles.
The site was originally predominantly rough pasture land adjacent to land used for brick production. Full ground reports have been prepared as part of the Environmental Assessment.
The site lies primarily within the jurisdiction of Bracknell Forest Council (with some 7.71 acres of open space falling within Wokingham Borough Council).
The planning framework for the site is identified within the “Amen Corner Supplementary Planning Document” (adopted March 2010) and the emerging Site Allocations Development Plan Document and a planning application is currently being prepared in accordance with same.
Informal tenders are being invited (from named developers only) on a subject to planning basis for the freehold interest. Offers must be submitted by 12.00 noon on Friday 6th July 2012 by completion of the offer pro-forma, to include confirmation of the availability of funds.
The site is capable of inspection by arrangement.
